PM Awas Yojana - Complete Overview
Pradhan Mantri Awas Yojana (PMAY) ek flagship housing scheme hai jo June 2015 mein launch hui thi. Scheme ka main motto hai "Housing for All by 2025" - matlab 2025 tak har eligible family ko pucca ghar provide karna. India mein housing crisis ek bada issue hai, especially urban aur rural areas mein lower income groups ke liye.
PMAY do major components mein divided hai: PMAY-Urban (cities aur towns ke liye) aur PMAY-Gramin (villages ke liye). Dono schemes ke objectives same hain but implementation process alag alag hai. Urban scheme Ministry of Housing & Urban Affairs ke under aati hai jabki Gramin scheme Ministry of Rural Development handle karti hai.
Scheme ke through beneficiaries ko financial assistance milti hai different forms mein - interest subsidy, direct financial help, ya complete house construction. Till December 2024, 1.2 crore se zyada houses sanctioned ho chuke hain aur 80 lakh+ complete bhi ho gaye hain.

PM Awas Yojana mein benefits income category ke according vary karte hain. Main benefit hai interest subsidy jo home loan par milti hai.

PMAY-Gramin Benefits:

- MGNREGA: 90/95 days unskilled labour wages
- Electricity connection: Saubhagya Scheme se free connection
- LPG connection: Ujjwala Yojana se free gas connection
Agar aap EWS/LIG category mein ho aur ₹6 lakh ka loan 20 years ke liye lete ho:
- Without subsidy @ 8.5% interest: EMI ₹5,300 (approx)
- With 6.5% PMAY subsidy: EMI ₹4,500 (approx)
- Total savings: ₹2.67 lakh over loan tenure!
Eligibility Criteria
✅ PMAY-Urban Eligibility:
- Applicant ko India ka citizen hona chahiye
- Adult (18+ years) hona mandatory hai
- Family mein se kisi ke paas bhi pucca house nahi hona chahiye (India mein kahin bhi)
- Kisi bhi central/state housing scheme ka benefit pehle nahi liya hona chahiye
- Annual income category ke limit mein honi chahiye
- Woman ownership/co-ownership mandatory hai (except widower/divorcee)
✅ PMAY-Gramin Eligibility:
- 2011 SECC (Socio Economic Caste Census) mein listed hona chahiye
- Family ke paas koi pucka ghar nahi hona chahiye
- 0, 1, 2 room kutcha house wale eligible hain
- SC/ST/Minorities/Widows/Disabled persons ko priority
❌ Ineligible Conditions:
- Agar aapke paas ya family member ke paas already pucca house hai
- Pehle se kisi central/state housing scheme ka benefit liya hai
- Motorized vehicle (car/tractor) owner (except 2-wheelers)
- Government employee family member
- Income tax payer in any financial year
Family Definition: Husband, wife, aur unmarried children (sons/daughters). Married son alag family count hota hai.
